How does booking a stay work?
Pick a home on Find Housing, choose your dates and guest count, and send a booking request. Our team reviews it, confirms availability, and sends you a secure payment link to lock in your stay.
Is there a minimum stay?
Most homes have a 3-night minimum, and a 5-night minimum applies during the holiday season (late November through early January).
What is your cancellation policy?
Short stays (1–29 nights): • Full refund: cancel 30+ days before check-in. • 50% refund: cancel 7–29 days before check-in. • No refund: cancel 1–6 days before check-in. Long stays (30+ nights): • Full refund: cancel within 48 hours of booking, as long as check-in is at least 28 days away. • No refund: after the 48-hour window, the first 30 days of the stay are non-refundable.
How do I cancel my stay?
• Email your cancellation request to support@ProjectEncoreCapital.com with the property address and your complete contact information. • The date and time your email is received (Pacific Time) sets your refund tier.
How are refunds handled?
• Refund percentages apply to the rent and admin fees. • Security deposits and cleaning fees are refunded in full. • Refunds go back to your original payment method. • Please allow 5–10 business days, depending on your bank's processing time.
How do I pay, and is a deposit required?
Once your request is approved, you'll receive a secure online payment link. Some stays include a refundable security deposit, which is shown in your total before you pay.
Can longer stays be billed monthly?
Yes. Stays of 28 nights or more can be billed in recurring 28-night cycles, and companies can receive one consolidated invoice.
What lease terms do you offer for corporate relocations?
We specialize in flexible, fully furnished stays starting at 30 nights. Lease terms can scale to match project timelines, rotational assignments, or permanent transfers, with one consolidated invoice for easy corporate accounting.
How quickly can you place an insurance-displaced family?
We typically return curated, move-in-ready options within one business day, and can coordinate same- or next-day check-ins when the situation requires it. We handle the logistics so adjusters can focus on the claim.

For most private residences, rates are all-inclusive: furniture, utilities*, high-speed Wi-Fi, gardener housekeeping & more. There are no surprise setup fees or separate utility bills for the guest, visitor nor the company.
